Do I pay first month’s rent and last month’s rent with my security deposit?

How old do you have to be to apply?
"We require at least one applicant to be at least 18 years old to submit an application. This ensures that there is at least one adult involved in the leasing process. " -
Is the security deposit refundable?
"Yes, the security deposit is typically refundable, subject to certain conditions. In most cases, the security deposit is intended to cover any damages beyond normal wear and tear or unpaid rent during the tenancy. If the tenant fulfills all lease obligations, returns the property in good condition, and pays all outstanding balances, the security deposit is generally refunded to them at the end of the lease term.
However, deductions may be made from the security deposit to cover any necessary repairs or cleaning costs if the property is not returned in its original condition, or if there are unpaid rent or other outstanding charges. It's essential to review the terms of the lease agreement regarding the security deposit and the conditions under which it may be refunded or withheld."
